First Date
Let’s meet! While our first meeting may be over the phone, through text or email, we’ll need to set up an in-person meeting at your home to get the process rolling. My #1 goal is to understand your motivation for selling. I’ll ask for a tour of your home, what you love, like and would change about it. I’ll present data and information about your home’s value and you decide if we’re a match. Say “yes”and let the adventure begin!

Planning for the Big Day
Similar to wedding plans, home selling plans take time and have many professionals involved. Most homes are in need of a few repairs and a bit of curb-appeal. Together we’ll make a plan, including a timeline to get all the prep work done. I can help with recommendations for professionals you may need. We’ll also agree on the listing price and sign the listing contract. Here we go!

Revealing your Home’s True Beauty
Every home has plusses and minuses. The best marketing plan will focus attention on the plusses, while minimizing the minuses. Our plan will include professional photos, and video so this will require some “white glove” cleaning, decluttering and depersonalizing ahead of time, so it will wow the buyers searching online.

Coming Soon … before The Big Day
Even before you home is listed in the MLS, the Pre-List Marketing campaign begins. It includes: direct contact with agents, Realtor only FB group engagement, social media campaigns on FB, IG, my website and YouTube channel. The goal is to create a buzz of excitement leading up to the listing day. If all goes well, it’s possible to sell the home during this period before it goes live in the MLS.

It’s the Big Day
Going LIVE in the MLS means buyers will begin to see your home and you’ll begin to receive showing requests. Being flexible for showing times is important because the first 2 weeks in the MLS are the most critical for maximum exposure. I’ll keep in touch with you at least weekly to let you know how things are going.

Is this Buyer a Match?
When offers begin to come in, I’ll review each one with you so that you can determine if it’s a match. I will skillfully craft counter-offers that give you the advantage and soon, we’ll be putting up the SOLD sign and you’ll be moving on … to your next adventure.
